Like most master-leased properties, each Eliason property is individually managed and financially backed by a specific property-level master lease. Unlike any other TIC sponsor, we also provide an innovative second layer of financial backing - the Eliason Double-Layer Master Lease - that is designed to cover unforeseen expenditures or shortfalls for all Eliason properties in the portfolio. Our intent is to limit potential investor out-of-pocket expenses and provide a guaranty of monthly payments for ten years, or until the sale of the property if sooner, regardless of the property’s financial performance1..

In particular, the Eliason Double-Layer Master Lease is structured to cover all capital expenditures, including those that go beyond reserve amounts, to the full extent of Eliason Master Lease Corporation capital reserves.
